# Pilotiko for home inspection firms

> For Quebec home inspection firms: pre-purchase inspections before the deadline, report time, and the RBQ certificate due in 2027, on one virtual office.

Updated on October 15, 2026 · https://app.pilotiko.com/en/solutions/home-inspectors

Pilotiko helps a home inspection firm fit pre-purchase inspections in before the condition deadline: online booking into genuinely open times, the property address on every job, report-writing time blocked on the calendar, and proposed assignment among inspectors based on workload. The report itself stays in your inspection software.

## In short
- Since October 2024, the RBQ has issued certificates to residential building inspectors who do pre-purchase inspections [1].
- The certificate becomes mandatory in October 2027 for anyone practising in Quebec [1].
- Pilotiko blocks the inspection and the report as two separate pieces of time.
- Automatic SMS confirmations are being commissioned: nothing is sent yet.

## What changes for home inspectors by 2027?

Since October 1, 2024, the Régie du bâtiment du Québec (RBQ) has issued certificates to inspectors of residential buildings who carry out inspections for a real estate transaction. The certificate becomes mandatory from October 1, 2027 for anyone who wants to practise in Quebec [1].

The RBQ explains that a certified inspector has met requirements covering, among other things, qualifications, integrity and financial guarantees that protect the client, and it keeps a public register of inspectors [1]. For a small firm, getting certified takes office time: files, training, paperwork. That time has to fit between inspections.

## Why is an inspector's calendar so hard to hold?

A pre-purchase inspection has to happen within the timeframe set in the promise to purchase. The buyer wants the earliest date, the seller has to be reachable to open the door, and the broker often wants to attend. Once the date is set, any overrun at the previous inspection ripples through the day.

Then there's the invisible time: writing the report. If the calendar only shows site visits, it looks free when the inspector still has two reports to finish that night.

| Job | On site (example) | Report (example) | Watch-point |
|---|---|---|---|
| Pre-purchase, single-family house | 3 h | 2 h | Inspection condition deadline |
| Pre-purchase, condo | 2 h | 1.5 h | Access to common areas |
| Pre-purchase, 2 to 5 unit plex | 4 h | 3 h | Coordinating several tenants |
| Pre-listing inspection (seller) | 3 h | 2 h | Less urgent, easier to move |

Lengths are examples; each firm sets its own.

## How many inspections can one person really do in a week?

**Calculation: weekly capacity of a solo inspector**

- Working hours per week : 45 h
- Time per single-family pre-purchase (3 h on site + 2 h report + 1 h driving) : 6 h
- Possible inspections (45 ÷ 6) : 7.5
- If 1 inspection in 10 is cancelled with under 24 h notice : 0.75 lost per week
- Over 44 active weeks : 33 inspections lost
- **= About 7 inspections a week at most, and around thirty a year lost to late cancellations in this example.**

## How does Pilotiko organize an inspection firm?

On the [virtual office](https://app.pilotiko.com/en/product/virtual-office), the firm splits into rooms: intake, inspections, reports, admin. Each inspector has a desk with their inspections and reports in progress. A late report shows up as a task in the reports room.

The client or their broker books a genuinely open time online. The job carries the property address, and its length depends on the building type. You can add a report-writing service placed right after, so the calendar reflects the real load.

In a firm with several inspectors, Pilotiko proposes the one with room before the deadline and the declared skill (plexes, condos, older buildings). The decision stays yours.

- For each of tomorrow's inspections, an [AI agent](https://app.pilotiko.com/en/product/ai-agents) can draft a confirmation for the buyer and the broker; it waits for your approval.
- Internal reports show inspections per week, cancellations and each inspector's load.
- Your website, hosted by Pilotiko, can display your RBQ certificate number once you have it, with structured data.

## What comes later?

> The text telling the buyer when you'll arrive is being commissioned: the code is ready, but no SMS is sent yet. Call answering by an AI receptionist while you're up in an attic is planned for later, with no date.

## How do you work with brokers without losing track?

Much of your work comes through [real estate brokers](https://app.pilotiko.com/en/solutions/real-estate-brokers), who are regulated by the OACIQ [3]. A broker who can see your real availability online doesn't need to call three times.

Keep buyer details minimal: name, contact information, property address, condition deadline. Under Quebec's private-sector privacy act, the business holding personal information is responsible for protecting it, and a serious-risk incident must be reported [2]. For listing photos, the [photographer](https://app.pilotiko.com/en/solutions/photographers) often needs the same access window you do.

Like an [appliance repair](https://app.pilotiko.com/en/solutions/appliance-repair) business, an inspector spends the day going from address to address; like an [accounting firm](https://app.pilotiko.com/en/solutions/accounting-firms), they produce a written document after every meeting.

## Frequently asked questions

### Is the RBQ certificate mandatory already?

Not yet. According to the RBQ, certificates have been issued since October 2024 and become mandatory from October 1, 2027 for practising in Quebec.

### Does Pilotiko write the inspection report?

No. Reports are written in your inspection software. Pilotiko blocks the writing time on the calendar and tracks late reports.

### Can a broker book an inspection for a client?

Yes, online, into a real open time. They enter the address and the buyer's contact details; you confirm.

### Are text confirmations sent?

Not yet. Confirmations and 24-hour and 1-hour reminders are being commissioned: the code is written, but nothing is sent for now.

### Does Pilotiko plan the drive between two inspections?

Route optimization isn't built yet. You see each inspection's address on the calendar and decide the order; assignment already accounts for calendars and workload.

### Can an AI agent cancel an inspection?

No. Any change that affects a client waits for approval from someone at your firm.
