Pilotiko for parking lot maintenance contractors

Every spring, every lot owner wants last winter's grit gone the same week, usually overnight while the lot is empty.

Pilotiko helps a Quebec parking lot maintenance company plan spring sweeping, line striping, pothole repairs and sealcoating on real overnight slots, book sweepers, line stripers and trailers without double-booking, and draft quotes that a person reviews before they go to the property owner.

In short

  • Sweeping nights are planned lot by lot, with the operator and the sweeper booked together.
  • Striping follows sweeping: the calendar won't promise fresh lines on a lot that hasn't been cleaned.
  • Paving, potholes and cracks fall under RBQ subclass 2.7, Sitework.
  • Accessible parking spaces have set widths and mandatory signage.

Why does spring swamp a parking lot contractor's schedule?

Because every lot comes out of winter at once, covered in grit, and owners want it clean, then restriped, before traffic picks up again.

As soon as the snow melts, shopping centres, office towers, condo buildings and car dealerships find a winter's worth of sand and gravel on their asphalt. Spring sweeping usually runs overnight or at dawn, when the spaces are empty. A single wet week pushes back the whole line of customers.

Striping comes next, since paint won't hold on a dirty or damp surface. Then the repairs: potholes opened by freeze-thaw cycles, cracks to fill, curbs torn up by sidewalk plows. Summer is for sealcoating and resurfacing; fall is for inspections and touch-ups before the snow returns.

What makes the office hard is the dependency between jobs. You don't stripe before sweeping, you don't seal over an open crack, and one sweeper can't be in Laval and Terrebonne on the same night.

Which rules apply to parking lot work in Quebec?

The Régie du bâtiment du Québec (RBQ) places under subclass 2.7, Sitework, the surfacing of parking lots with asphalt concrete, cement concrete or pavers, repairs to potholes, depressions and cracks in the pavement, speed bumps, and curbs for sidewalks. The same subclass sheet includes replacing parts on electrical equipment such as barrier gate mechanisms [1].

Accessible spaces need care at striping time. According to the Office des personnes handicapées du Québec (OPHQ), the Building chapter of the Construction Code requires spaces at least 2.4 metres wide, with a 1.5-metre side aisle along their full length, in a parking area next to a building [2]. The Highway Safety Code requires signage on a shopping centre lot to meet Ministère des Transports standards, which call for the P-150-5 sign [2].

Painting the wheelchair symbol on the pavement isn't a signage requirement, the OPHQ notes, but when it's done the ministry's standard calls for a white wheelchair with no background, elongated on the space itself [2]. Summer striping and sealcoating happen on hot asphalt: the CNESST asks employers to provide cool water and a break every hour [3].

How does Pilotiko plan sweeping and striping nights?

Each lot is a customer with its address, access hours and instructions: sections to close, the delivery truck entrance, spaces that must never be blocked. Each night shift is a job that ties together the operator, the sweeper or line striper, and the trailer. Once a machine is committed, it no longer shows as free for that slot.

The office starts from the Home services template: Dispatch for urgent requests (a pothole flagged by a commercial tenant), Quotes for paving and sealcoating, Vans and fleet for trucks and trailers, Workshop for brushes, nozzles and machine upkeep, and Accounting. You tailor the room list to your company.

For assignment, Pilotiko ranks operators by recorded skills, free hours and workload after the job. A service that requires sweeper operation refuses an employee without that skill unless a manager explicitly approves the exception. Agents prepare proposals; nothing reaches a customer until someone on your team accepts it.

How many lots can two sweepers clean in a week of nights?

What do lot owners object to?

  • "Why not during the day?" A full lot can't be swept properly; the access hours on the customer record explain the overnight slot.
  • "The lines have already faded." Striping on a poorly swept or damp lot doesn't last; the sweep-then-stripe order is visible in both the calendar and the quote.
  • "The pothole came back." A temporary patch isn't resurfacing; the quote should say which one was done.
  • "Are our accessible spaces compliant?" You can attach the widths and sign covered by the standards above to the quote, without promising what is the owner's responsibility.

What's still to come in Pilotiko?

Where should you start?

Enter your lots with their access hours, your services (sweeping, striping, potholes, sealcoating) with a starting duration, then your machines as resources. The work order and dispatch explain the logic, and the scheduling page shows what's available today.

Winter is covered on the snow removal page; your customers often also need commercial grounds maintenance and work with a property manager. Plans are on the pricing page.

Frequently asked questions

Do I need an RBQ licence to repair a parking lot?

For surfacing a lot, repairing potholes and cracks or installing curbs, the Régie du bâtiment points to subclass 2.7, Sitework. Sweeping or striping on their own aren't mentioned in that subclass sheet, so check with the RBQ based on your exact work.

How wide must an accessible parking space be in Quebec?

According to the OPHQ, the Construction Code requires at least 2.4 metres for these spaces in a parking area next to a building, with a 1.5-metre side aisle that two spaces can share. Municipal bylaws can add requirements.

Is the painted wheelchair symbol mandatory?

No. The OPHQ says pavement marking isn't a signage requirement; the P-150-5 sign is what's prescribed. When the symbol is painted, the ministry's standard calls for a white wheelchair with no background.

Can Pilotiko stop a sweeper being booked twice on the same night?

Yes. The sweeper is a resource attached to each job; once committed, it's no longer offered for that slot. The same goes for the line striper and the trailer.

Can night shifts be rescheduled easily when it rains?

You move the job to a free slot and Pilotiko checks that the operator and machine are available. Customer notices stay manual while automatic sending is being commissioned.

Does Pilotiko work out the best route between lots?

Not yet. Route optimisation is planned but not built. Today, assignment accounts for calendars, skills and workload.
